The story

Numbers set the range. The story tells us how to argue it.

Why we ask: with your original purchase price and year, your report calculates your property’s annual rate of return since you bought it, charted year by year, so you see exactly what it has earned you before deciding what to do with it. The same two answers also let us flag your capital gains position and whether you may qualify for Mexico’s primary residence exemption, which can change your net by tens of thousands of dollars.

The tax picture

Optional but smart: answer these and your report includes a capital gains and net proceeds snapshot, the number that actually lands in your pocket. The notary makes the final determination at closing; this shows you the terrain first.

Free, confidential, and no obligation. Every field is required because every field moves the number. We never share your details, and the only follow-up you get is your report link, valid for 30 days because market conditions change, unless you ask for more.

Reviewed by Alan Muchantef, AMPI member broker. Every evaluation is read, adjusted and approved by Alan before it reaches you. If we think you should not sell yet, the report will say exactly that.

Not a flattery exercise to win your listing. An inflated number costs you months on the market and a stale listing. We would rather lose a listing than lie to you.

Not a commitment. The report is yours either way.

Evaluation questions

What does the market evaluation cost?

Nothing. It is free, and it comes with no obligation to list with us or anyone. We build them because owners who understand their real number make better decisions, and some of them later become clients.

Is this the same as a bank avaluo?

No. A bank avaluo is a formal valuation by a certified valuator for lending and tax purposes. Our market evaluation is a broker’s professional opinion of what your property would actually sell for, built from sold comparables in our FlexMLS access and what we see on the ground. Different tools for different jobs, and we will tell you when you need the other one.

How long does it take?

Typically two to three business days. Every report is prepared from real comparables and then personally reviewed by Alan Muchantef before it reaches you, and we do not rush that step.

How accurate is the range?

As accurate as sold data allows: we anchor to what comparable properties actually closed for, not asking prices, and we state our confidence honestly. If your property is unusual and the range is wide, the report says so instead of pretending precision.
