The stairs are real
Amapas is a hillside. Between the street and your door there may be forty steps, and between your door and the beach a few hundred more. Buyers with knee trouble or no patience for climbs should look at elevator buildings on the lower roads, and we will tell you which ones those are.
Access roads are tight
Many buildings sit off narrow, steep lanes where two cars cannot pass and taxis grumble. Check the drive in person, at night, before you fall for the view.
Views can be built out
A view lot below you is a construction site in waiting. Before you pay a view premium, we check what is permitted downhill on every offer we write.
Construction noise carries
Sound travels up the hillside. One active site below can serenade the whole slope with jackhammers for a year. Ask what is being built nearby, not just next door.
Water and power work harder up here
Pumps, cisterns and pressure systems matter on the hill. In older buildings, ask how the water gets to the top floor and who maintains the system, because gravity does not do it for free.
You will still hear the Zone
The party carries uphill on weekends, faded but present on the lower slopes. It is quieter than living in it. It is not silence.

Life in Amapas runs on a simple trade: mornings on your terrace watching the bay, then the walk down for coffee, tacos and the beach in the Romantic Zone, then the climb home that keeps you honest. Most owners learn the rhythm fast: errands on the way up, never a second trip.
The neighborhood itself is residential and leafy, with iguanas in the trees and sunset as the daily event. There are a handful of restaurants on the highway edge, but the real amenity is proximity: everything the Zona Romántica offers sits ten minutes downhill, and your bedroom sits above the noise of it.

How bad are the stairs in Amapas really?
Honestly: significant. Amapas is a hillside neighborhood, and most buildings involve stairs from the street, inside the building, or both. Elevator buildings exist, mostly newer ones on the lower roads, and we keep a mental map of which buildings are kind to knees. Tell us your limits and we will filter accordingly.
Can foreigners buy property in Amapas?
Yes. Amapas sits in Mexico’s coastal restricted zone like the rest of Puerto Vallarta, so foreign buyers hold title through a fideicomiso, a renewable 50-year bank trust with full rights to use, rent, sell and will the property. Standard, safe, and we walk you through it.
How much does a condo in Amapas cost?
As a working range, one and two bedroom view condos run roughly US$350,000 to US$700,000, larger and newer units US$700,000 to US$1.5M, and villas above that. The view, the building age and the stair count move prices block by block.
Will my view get built out?
It can. Amapas slopes toward the bay, and empty or low-built lots downhill are the risk. Before you pay a view premium we check the zoning and permits on the lots between you and the water. No one can promise forever, but you should know the odds before you offer.
Can I walk to the beach from Amapas?
Yes, downhill in ten to twenty minutes depending on where you start. The walk back up is the real question, and in June it is a workout. Many owners walk down and taxi back for a few dollars.
Can I rent out my Amapas condo?
Usually yes, and view units near the Romantic Zone rent well, though occupancy trails the Zone itself. Check the HOA rules on short stays and register for Mexican rental taxes. For furnished monthly rentals, VivaRenta.mx advertises to long-stay tenants.
What are HOA fees like in Amapas?
Expect roughly US$200 to US$500 per month. Hillside buildings carry extra costs the flatlands skip: pumps, retaining walls, funiculars in a few cases, and staff to maintain them. Review the budget and reserves with particular care here.
Is Amapas safe?
Yes, with normal city precautions. Amapas is a calm residential hillside: gated buildings are the norm, the lower roads near the Romantic Zone stay well walked, and the loudest thing most nights is the Zone below. The honest note is lighting: some upper lanes and stair paths are dim after dark, so residents keep a phone light handy for the climb. Walk your specific street at night before you buy, and we will walk it with you.
Do I need a car in Amapas?
No, but you will use taxis more than a Romantic Zone resident would, especially for the climb home. If you do keep a car, confirm the parking situation and drive the access road yourself before buying.
