What does it cost to sell a property in Puerto Vallarta?

Plan for the brokerage commission plus your share of closing items, and, depending on your situation, Mexican capital gains tax (ISR). The exact numbers depend on your property, residency status and deed history, so your written evaluation comes with a plain-language cost breakdown for your specific case.

Will I pay capital gains tax when I sell?

Often yes, but the amount varies enormously with residency, how the property is deeded, and documented improvements. Exemptions and deductions exist. The notary makes the final calculation; we walk you through the likely range before you list so there are no surprises at closing.

Can I sell without being in Mexico?

Yes. Remote sales happen regularly using a power of attorney and coordinated signings. Manuelle manages the document flow with the notary, and you stay informed in English or Spanish at every step.

How long will it take to sell?

Honestly: it depends on price more than anything else. Well-priced properties in sought-after areas attract offers in weeks. Overpriced ones sit for months. Your evaluation shows current days-on-market for homes like yours, so you can set expectations from data.

My property is in a fideicomiso. Does that complicate the sale?

No, it is routine. The trust either transfers to the buyer or a new one is created, and the notary and bank handle the mechanics. We factor the trust steps into the closing timeline from day one.

Should I sell my property furnished or unfurnished?

In this market, furnished usually wins. Most Canadian and US buyers arrive with suitcases, not containers, and turn-key properties photograph better and close faster. High-value or sentimental pieces can be excluded in the offer’s inventory list, which we prepare with you.

What documents do I need to sell?

The core set: your deed or fideicomiso documents, official ID, recent property tax (predial) and utility receipts, HOA statements if applicable, and your original purchase paperwork for the capital gains calculation. Do I also owe tax in Canada or the US when I sell in Mexico?

Possibly, since both countries tax residents on worldwide income, though tax treaties generally prevent double taxation through foreign tax credits.
